Our Level 2 Home Survey follows the RICS Home Survey Standard (1st Edition) and the RPSA Survey Inspection and Reporting Standards. It’s designed as an affordable, professional overview of your property—less detailed than a Level 3 survey but more thorough than a basic check.

During the inspection, your chartered surveyor will visually examine the building, its services and the grounds. Where it’s safe and accessible, we’ll look into roof spaces, basements and cellars, and observe boilers, wiring and plumbing in normal operation. Although we don’t carry out invasive testing, you’ll receive a clear, objective report on the condition of each element and the relative importance of any defects. We’ll also highlight any maintenance concerns and, if needed, recommend further specialist investigations.

This service is ideal for conventionally built homes in sound condition. It may not suit heavily altered or historic buildings—or properties in poor repair—without additional investigation.
